Within a span of nine weeks in early 2025, Mahindra Lifespace Developers Limited (MLDL) secured two separate redevelopment mandates in the same Andheri West micro-market. On February 3, 2025, the Mahindra Group's real estate arm announced that it had been appointed as the developer for a redevelopment project in Lokhandwala Complex, Andheri West, Mumbai, with a Gross Development Value of approximately Rs 950 crore. Mahindra Lifespaces was chosen as the preferred partner for the redevelopment of three residential societies together, to be developed under the state's cluster redevelopment policy. The company described this as securing its fourth redevelopment project in Mumbai.
Barely two months later, on April 2, 2025, MLDL announced that it had been appointed as the preferred partner for the redevelopment of two more residential societies in the Lokhandwala Complex, with a project value of approximately Rs 1,200 crore. This second project is also being pursued under the state's cluster development scheme. Together, the two mandates give Mahindra Lifespaces control over five distinct housing societies in Lokhandwala Complex, combining into a Gross Development Value of roughly Rs 2,150 crore across a single locality within one financial year.
Amit Kumar Sinha, Managing Director and CEO of Mahindra Lifespace Developers, said the milestone significantly fortifies the company's presence in Mumbai's western suburbs, calling it a pivotal market for its growth ambitions. On the first deal, Sinha said the move strengthens the company's presence in the western suburbs of Mumbai. Both press statements point to the same locational argument. The redevelopment site is strategically located 15 minutes from the upcoming Versova-Bandra Sealink, providing connectivity to other parts of the city. The area is also witnessing robust development of social and leisure infrastructure, including the upcoming coastal road.
Independent data cited alongside the April deal reinforces why Mahindra Lifespaces underwrote this level of GDV in a single pocket: as per 99acres, property rates in Lokhandwala are around Rs 38,650 per square foot of carpet area, having appreciated by about 15.4 per cent in the last five years. This is not a market the developer is testing for the first time either — it is treating Lokhandwala as a scaled bet rather than an isolated society redevelopment.
Lokhandwala Complex, a premium locality situated in Andheri, was developed in the 1980s by Lokhandwala Builders and has since evolved into a posh residential pocket within the Andheri West real estate market. Placed between Versova, Oshiwara, and Four Bungalows, it gives residents easy access to major parts of the city, with the Versova Metro Station on Line 1 just a five-minute walk away. Lokhandwala Complex is a self-contained neighbourhood of Andheri West with its own market, schools, and a busy retail high street.
Price data from multiple aggregators is broadly consistent on the level Mahindra Lifespaces is redeveloping into: the average price of properties in Lokhandwala Complex is around Rs 43,700 per sq ft, having risen by roughly 10.2 per cent in the preceding year. The average price of a 2 BHK flat in Lokhandwala ranges from roughly Rs 2.60 crore to Rs 4 crore. On connectivity beyond the sealink, Lokhandwala Complex enjoys connectivity via New Link Road and the Western Express Highway, linking it to Mumbai's western suburbs.
Lokhandwala is one node in a broader Mumbai strategy that MLDL has been assembling since 2021. In October 2021, the company finalised a joint development on a 4.8-acre parcel in Dahisar East on the Western Express Highway, its first project in that micro-market, offering approximately 5 lakh sq ft of carpet area. The company was also selected as preferred partner to redevelop a residential society in Malad West, with a revenue potential of around Rs 850 crore. In South Mumbai, Mahindra Lifespaces launched Mahindra BeaconHill in Mahalaxmi, an ultra-premium 58-storey standalone tower on 1.68 acres comprising 198 residences across 3, 3.5, and 4 BHK configurations, with a potential GDV of Rs 1,650 crore. Most recently, in September 2025, the company was chosen as partner for two society redevelopment projects in Chembur spanning roughly 2.6 and 1.8 acres, with a combined gross development potential of approximately Rs 1,700 crore.
These deals sit alongside completed and ongoing residential towers the company already operates in the city, including projects in Andheri East and Kandivali East that carry Indian Green Building Council recognition. Mahindra VICINO is an apartment project in Andheri East recognised by the Indian Green Building Council, and Mahindra Roots is located in Kandivali East and similarly certified. The Lokhandwala mandates extend this cluster-redevelopment approach into one of Andheri West's most established addresses, rather than a greenfield land parcel.
Mahindra Lifespace Developers Ltd. was established in 1994 as the real estate and infrastructure arm of the Mahindra Group. The company's development footprint now spans 53.30 million sq ft of saleable area across completed, ongoing, and forthcoming residential projects in seven Indian cities. Sales bookings rose 21 per cent to Rs 3,405 crore in the last fiscal year, up from Rs 2,804 crore in 2024-25. The company has laid out plans for Rs 45,000 crore worth of project launches over the next two years as it targets Rs 10,000 crore in annual sales by FY30. Redevelopment deals of the scale signed in Lokhandwala — a combined Rs 2,150 crore of GDV across two announcements in 2025 — form a visible part of that pipeline, and the choice of a long-established, land-scarce Andheri West address over a fresh greenfield site reflects the company's broader shift toward cluster redevelopment in Mumbai, where new open land is scarce and buyers are willing to pay a premium for an established address with existing social infrastructure already in place.
