Established in 1994, Mahindra Lifespace Developers Ltd. is the real estate and infrastructure development business of the USD 19.4 billion Mahindra Group, and a pioneer of sustainable urbanisation in India. The company is headquartered in Mumbai and listed on both the BSE and NSE, with Mahindra & Mahindra Limited as its promoter and majority shareholder. Its development footprint spans 32.14 million sq. ft. of completed, ongoing and forthcoming residential projects across seven Indian cities, alongside over 5000 acres of ongoing and forthcoming projects under development or management at its integrated developments and industrial clusters across four locations. Sustainability is not a peripheral programme at Mahindra Lifespaces — it is the operating premise. With a 100% Green portfolio since 2014, the company is working towards carbon neutrality by 2040 and actively supports research on green buildings tailored to climatic conditions in India. It was the first real estate company in India to have committed to the global Science Based Targets initiative, and every Mahindra Lifespaces project is certified environment friendly. The portfolio is structured across four distinct brands serving different segments. Premium residential projects sit under the Mahindra Lifespaces banner; value homes under the Mahindra Happinest brand; and integrated cities and industrial clusters under the Mahindra World City and Origins by Mahindra brands respectively. Residential communities have been delivered across Mumbai, Pune, Nagpur, Ahmedabad, Delhi NCR, Jaipur, Hyderabad, Chennai and Bengaluru, ranging from Mahindra Luminare in Gurgaon to Mahindra Eden, Mahindra Zen and Mahindra Blossom in Bengaluru. Through its subsidiaries, Mahindra Lifespaces also promoted corporate India's first operational Special Economic Zone and India's first integrated Business City in a public-private partnership model, Mahindra World City, New Chennai.

Premium Residential Communities

Under the Mahindra Lifespaces brand, the company develops premium residences in core metros. Projects include Mahindra Luminare, a pre-certified IGBC Platinum development in Gurgaon Sector 59, Mahindra Vicino in Andheri East Mumbai, and Mahindra Bloomdale in Nagpur's MIHAN region. The December 2025 launch of Mahindra Blossom in Whitefield, Bengaluru carries a potential GDV of approximately ₹1,900 crore , reinforcing a deliberate scale-up in premium residential supply.

Net Zero Residential Pioneer

Mahindra Lifespaces has set the benchmark for Net Zero homes in India. In April 2022 it launched India's first Net Zero Energy residential project, Mahindra Eden, in Bengaluru, certified by the Indian Green Building Council. In March 2024 it followed with Mahindra Zen, Bengaluru's first Net Zero Waste plus Energy residential project. The company has publicly committed to building only Net Zero homes from 2030 onwards.

Mahindra Happinest Value Homes

The Happinest brand serves first-time buyers and urban middle-income families with affordable, well-designed homes. Mahindra Happinest projects are situated across key urban and suburban regions in India, including Pune at Tathawade, Kalyan, Palghar, Boisar, and Chennai at Avadi, offering affordable housing in well-connected, fast-growing residential hubs. Each township carries the same green certifications, integrated waste management and energy-efficient design standards as the premium portfolio.

Integrated Cities & SEZs

Mahindra World City represents large-format urbanism executed in public-private partnership. Mahindra World City, Jaipur is a PPP between the Mahindra Group and Rajasthan State Industrial Development and Investment Corporation, located off NH8 and within the influence zone of DMIC, spread across 3000 acres with a Multi-Sector Special Economic Zone over 1500 acres, a Domestic Tariff Area over 1000 acres, and a co-located social and residential zone planned in approximately 500 acres. In 2015 MWC Jaipur became the first project in Asia to receive Stage 2 Climate Positive Development certification from the C40 Cities Climate Leadership Group.

Origins Industrial Clusters

Origins by Mahindra develops mid-scale industrial clusters tailored to multinational manufacturers. Origins by Mahindra Chennai is a multi-sector industrial cluster with modern infrastructure and IGBC Platinum certification for engineering, aerospace, and logistics companies. Origins at Mahindra World City, Ahmedabad is an IGBC Gold pre-certified industrial cluster being developed in strategic collaboration with the International Finance Corporation across 350 acres, focused on automotive, engineering, renewable energy, pharmaceutical and medical equipment, food processing, aerospace, logistics and defence sectors.

Residential Development Vertical

Led by a dedicated Chief Business Officer for Residential, this division covers premium developments under the Mahindra Lifespaces brand and value homes under Happinest. Teams manage land acquisition, design, construction and customer experience across Mumbai, Pune, Bengaluru, NCR, Hyderabad, Chennai, Nagpur, Ahmedabad and Jaipur. Centralised standards on green certification, fit and finish, and post-possession service apply uniformly across both price segments.

Design & Climate-Responsive Engineering

In-house design teams apply climate-responsive principles across every project. Strategies include optimal building orientation to maximise natural light and ventilation, optimum shading for windows and balconies, SRI paints on the roof and exterior walls for high heat reflectivity, high-performance glass to reduce heat ingress from the building envelope, and energy-efficient lighting and equipment. The result is verifiable reductions in operating cost for residents over the building's lifetime.

Integrated Cities & Industrial Clusters

A specialist division plans, develops and operates large-format integrated cities and industrial parks under the Mahindra World City and Origins by Mahindra brands. Through one of its subsidiaries, Mahindra Lifespaces has promoted corporate India's first operational Special Economic Zone and India's first integrated Business City in a public-private partnership model — Mahindra World City, New Chennai.
