Mahindra Lifespace Developers Limited (MLDL), the real estate arm of the Mahindra Group, develops Mahindra Citadel Tower L as the newest phase of an existing multi-tower community on the Old Mumbai-Pune Highway in Vallabh Nagar, Pimpri Colony. Mahindra Citadel offers 1 BHK homes of 488 sq ft, 2 BHK homes of 743.04 sq ft, 3 BHK homes of 1,159 sq ft and 4 BHK homes of 1,666 sq ft, with the development launched in multiple phases and possession differing by tower. Phase 1 towers A, B, C, D are due for possession by 30th June 2028; Bastion J, K by 30th June 2029; Bastion I by 30th March 2030; and Tower L by 30th December 2030. Mahindra Citadel recently launched Tower L, offering lavish 1BHK homes, with two prior phases already in the market — Phase 2 with 3 and 4 BHK homes, and Phase 1 with 2 and 3 BHK homes. The tower carries its own MahaRERA registration, distinct from the earlier Beacon and Bastion phases of the same project.
Mahindra Citadel, located on the Old Mumbai–Pune Highway, enjoys excellent connectivity, with the property just steps from Sant Tukaram Metro Station and easy access to IT hubs, industrial areas, educational institutions, and shopping destinations. Beyond the nearest station, the project is also 1.6 km from Pimpri metro station and 2.1 km from PCMC metro station, giving Tower L residents three Purple Line access points within a short radius. This level of transit adjacency is unusual even by Pimpri-Chinchwad standards, where the Pune Metro Purple Line already serves the area directly, putting it ahead of several nominally more premium Pune localities still waiting for their first metro connection.
Spread across 9.66 acres in the heart of Pimpri, Mahindra Citadel offers a thoughtful balance of open green spaces, well-planned homes and a strong sense of community. Tower L residents draw on the same shared amenity base as the rest of the development, which includes a half-Olympic-size swimming pool, indoor community hall, two clubhouses spanning 21,000 sq ft, dedicated pet parks, and badminton courts. The project also carries green-building credentials consistent with the developer's broader portfolio: it is an IGBC Gold Pre-Certified project offering smart homes that combine intelligent design, sustainability, and lifestyle-enhancing amenities, and incorporates sustainable practices with features like solar water heaters and electric vehicle charging points.
Mahindra Lifespaces did not arrive in Pimpri-Chinchwad with Citadel. The company has been present in Pune since 2007 and has completed more than 2.87 million sq ft of development in the city. Earlier projects such as 'Mahindra Royale' in Pimpri-Chinchwad, 'The Woods' in Wakad, and 'L'Artista' in Sopanbaug have been successfully sold out, while 'Antheia' in Pimpri is a mega residential project that has already handed over 1,000 homes. A subsequent mid-segment launch, 'Centralis', is strategically located in the heart of Pimpri, spans 4.5 acres and comprises more than 400 1 BHK and 2 BHK apartments across four towers, and is well connected to the Mumbai-Pune Expressway, the PCMC Link Road, Pimpri and Chinchwad railway stations, with the proposed Pimpri Metro station located half a kilometer away. More recently, the developer has extended into East Pune with Phase 2 of Mahindra IvyLush in Kharadi Annex, introducing two new towers and adding approximately 500 residential units, alongside its Happinest-branded affordable housing at Tathawade. This continuous, phase-by-phase build-out in Pimpri-Chinchwad — spanning Royale, Centralis, Antheia and now the multi-phase Citadel including Tower L — reflects a developer that treats the belt as a repeat-investment market rather than a one-off launch site.
Established in 1994, Mahindra Lifespace Developers Ltd. is the real estate and infrastructure development business of the Mahindra Group, and a pioneer of sustainable urbanisation in India. The Company's development footprint spans over 38 million sq ft of completed, ongoing and forthcoming residential projects across seven Indian cities, under brands spanning premium Mahindra Lifespaces addresses to the value-focused Happinest label and the Mahindra World City integrated townships. On sustainability, the company has already launched India's first three Net Zero residential developments and, with a 100% Green portfolio since 2014, is working towards carbon neutrality by 2040, having committed to building only Net Zero homes from 2030 onwards — a commitment that runs alongside Tower L's own IGBC pre-certification.
Vallabh Nagar sits along the Old Mumbai Pune Highway and NH-65 in the northern part of Pune, near Pimpri-Chinchwad, bordering Shastri Nagar, Kasarwadi, and Sant Tukaram Nagar. Social infrastructure in the immediate catchment is already established: GG International School, Ayush Multispeciality Hospital, and Elpro City Square Mall are within a short distance, alongside Dr. D. Y. Patil Vidyapeeth, GK Gurukul, and Podar International School for education, and Ruby Ailcare Superspeciality Cardiac Care Centre, PCMC-Yashwantrao Chavan Memorial Hospital, and Dr. D.Y. Patil Hospital and Research Centre for healthcare. On price, property rates in Vallabh Nagar range from roughly Rs. 6,450 to Rs. 10,900 per sq ft for 1 to 3 BHK apartments and builder floors, and values have appreciated by nearly 18% to 26% over the past three years. Set against the wider PCMC market, while Baner currently averages ₹11,550 per sq ft and Camp averages ₹9,100 per sq ft, Pimpri Chinchwad maintains a competitive edge with average rates trending around ₹6,750 per sq ft — the price gap that continues to draw both first-time buyers and investors toward Mahindra's Citadel towers rather than more expensive central-Pune addresses.
The pull on Vallabh Nagar is not limited to price. The locality sits within a PCMC belt whose appreciation is driven by a strong industrial base — home to Tata Motors, Bajaj Auto, Mahindra, and several MIDC parks — alongside the Purple Line metro, smart-city road and utility upgrades, and steady affordable-housing demand from first-time buyers and middle-class families. Properties within 1 km of metro stations have seen a price jump of 15–20% post-2022, a dynamic that works directly in favour of a metro-adjacent address such as Citadel Tower L. Rental demand is healthy too: the locality enjoys monthly rents typically ranging from Rs. 12,000 to Rs. 18,000 for 1 BHK, Rs. 20,000 to Rs. 30,000 for 2 BHK, and Rs. 30,000 to Rs. 45,000 for 3 BHK homes, underlining why Mahindra Lifespaces continues to add towers to the same Citadel land parcel rather than exit after Phase 1.
