Favorable Court Order on Subsidiary Land Rights

Thiruvallur Court Confirms Land Rights for Mahindra Subsidiary

Mahindra Lifespace Developers Limited has successfully resolved a litigation involving its subsidiaries MWCDL and MIPCL through a favorable court order from Principal District Court, Thiruvallur dated 12th February 2026. The settlement confirms land rights in favor of MIPCL with no material financial impact on the parent company.

The certified copy was received on 6th April 2026, prompting regulatory disclosure under SEBI Listing Regulations. The resolution removes a significant legal uncertainty that had surrounded the land portfolio of the industrial park subsidiary.

Origins by Mahindra Industrial Cluster

Mahindra Industrial Park Chennai Limited (MIPCL), a joint venture between Mahindra World City Developers Limited and Sumitomo Corporation of Japan, operates Origins by Mahindra, Chennai, which is spread across approximately 600 acres with the first phase spanning over approximately 300 acres.

Origins Chennai is located on NH-16 (Kolkata Highway) within the influencing zone of the Chennai-Bengaluru Industrial Corridor (CBIC) and Chennai-Vizag Industrial Corridor (CVIC). The industrial cluster is the first in Tamil Nadu to receive the IGBC Green Cities' 'Platinum' rating.

Operational Track Record

The industrial park has attracted major manufacturing tenants. In February 2026, Mitsubishi Electric India Private Limited commenced operations of an air conditioner and compressor manufacturing facility at Origins by Mahindra in Chennai, spread across 52 acres within the integrated industrial cluster.

Earlier, in February 2021, Mahindra announced the inauguration of the Yanmar Group facility at ORIGINS, Chennai, with the facility e-inaugurated by the Chief Minister of Tamil Nadu.
