FY26 Financial Results: ₹18,060 Crore GDV Additions and 25% Sales Growth
Strong Residential Momentum Drives FY26 Growth
Mahindra Lifespace Developers reported a 25% growth in sales across its residential and industrial business segments in FY26, delivering gross development value (GDV) additions of Rs 18,060 crore. Full-year FY26 consolidated sales reached ₹4,118 crore, with profit after tax at ₹298 crore.
Consolidated sales across residential and industrial segments reached ₹4,118 crore, with the company reporting strong operational cash flows of ₹840 crore and a healthy balance sheet with a net debt-to-equity ratio of -0.27, indicating a cash-surplus position as of March 31, 2026.
Residential Leadership and Strategic Launches
Residential pre-sales for FY26 reached Rs 3,405 crore, spanning a saleable area of 3.53 million sq. ft., supported by successful project launches including Blossom, Marina64, and NewHaven. A key driver for the year was the substantial Rs 18,060 crore in GDV additions, which included a Rs 7,500 crore unlocking at Thane.
The company's Industrial Clusters (IC&IC) business also contributed strongly, generating Rs 713 crore in revenue for the year, with 138.4 acres of land leased.
Dividend and Balance Sheet Strength
Mahindra Lifespaces maintains a solid balance sheet, closing the fiscal year with a net debt to equity ratio of -0.27, with residential collections growing to Rs 2,107 crore in FY26 compared to Rs 1,831 crore in the previous year. The Board of Directors has proposed a final dividend of Rs 3.5 per equity share, marking a 25% increase compared to the previous year's payout.
Strategic Partnership with Mitsui Fudosan
Mahindra Lifespace Developers has announced a joint venture with Mitsui Fudosan Group for the development of Mahindra Blossom, a premium residential project located in Whitefield, Bengaluru. Mahindra Lifespace will transfer 49% equity stake in its newly formed subsidiary Mahindra Blossom Developers Ltd to Mitsui Fudosan, with Mahindra Lifespace retaining 51% ownership, while Mitsui Fudosan will hold 49% stake.
Mahindra Blossom is a high-rise residential development comprising approximately 730 homes, located near Hopefarm Channasandra Metro Station on the Namma Metro Purple Line, and is the city's fourth net zero waste residential development.
As Japan's largest residential developer, Mitsui Fudosan sets global benchmarks in design, sustainability, and customer experience, and Mahindra Lifespaces expects to integrate their best practices into Mahindra Blossom, one of its premium developments in Bengaluru.
