ICICI Securities Reaffirms Buy Rating Following Mahindra Lifespace's Sharp Q1 FY27 Recovery

ICICI Securities has reaffirmed a Buy rating on Mahindra Lifespace Developers Ltd., maintaining an unchanged 12-month target price of ₹450, implying 19% upside from the stock's market price of ₹377. The rating follows the developer's Q1 FY27 result update released on July 27, 2026.

Revenue and Profitability Turnaround

The result update credits the real estate developer with a decisive operational rebound after a soft preceding quarter, underpinned by a launch pipeline the brokerage says provides multi-year revenue visibility.

Mahindra Lifespace witnessed a sharp jump in consolidated revenue to ₹962 crore in Q1 FY27, compared to just ₹32 crore in the previous year's quarter. Consolidated profit before tax for Q1 FY27 was ₹111 crore, significantly higher than ₹41.60 crore in Q1 FY26.

Consolidated PAT rose by 67% year-on-year to ₹86 crore. On a standalone basis, the company reported a net profit of ₹90.13 crore for the quarter ended June 30, 2026, compared to a loss of ₹33.82 crore in the corresponding quarter last year.

Residential Pre-sales and New Acquisitions

Residential pre-sales more than doubled to ₹925 crore, and the company's launch pipeline now totals nearly ₹50,000 crore. The company secured new business worth ₹5,600 crore during the quarter, a substantial increase from the year-ago period.

EBITDA swung to a profit of ₹94.5 crore, an 8.9% margin, reversing previous losses.

Business Profile and Portfolio

Mahindra Lifespace Developers, part of the Mahindra Group and described by the brokerage as a "Growth Gem" within the conglomerate's portfolio, operates roughly 54 million square feet of residential projects spread across seven Indian cities. The company also maintains a substantial integrated cities and industrial clusters (IC&IC) business segment.
