Mahindra Accelerates Industrial Expansion in Chennai
Mahindra Lifespace launched phase 2A of Origins by Mahindra in Chennai in December 2025, marking the latest phase of expansion at one of Tamil Nadu's major industrial hubs. The industrial business unlocked Origins 2A in December 2025, reinforcing the developer's commitment to supporting India's manufacturing ecosystem.
The Origins Platform: Scale and Footprint
Origins by Mahindra, Chennai is an industrial cluster spread over approximately 600 acres, with Phase-1 development spanning approximately 300 acres. The multisector industrial cluster focuses on attracting large and medium global companies across Automotive, Aerospace & Defense, Engineering, Electronics, Logistics and Medical devices among other sectors.
The Industrial Park is located 37 km (about one hour by car) north of downtown Chennai along National Highway 16. Situated along NH16, a part of the Golden Quadrilateral, and in close proximity to the Chennai–Bangalore Industrial Corridor and Chennai–Vizag Industrial Corridor, the industrial park has access to three major ports—Chennai, Ennore, and Kattupalli.
Partnership with Sumitomo: Phased Development
Mahindra Lifespace Developers, through its subsidiary Mahindra World City Developers Limited, announced the second phase of their Industrial Parks project in Tamil Nadu under the brand "Origins by Mahindra," in partnership with Sumitomo Corporation, Japan. This expansion marks a significant step in enhancing industrial growth in the region. The Joint Venture Agreement originally signed in 2015 with Sumitomo Corporation was further strengthened through a Supplemental Agreement which involves an investment of approximately ₹225 crores by MWCDL and Sumitomo Corporation, Japan.
Since the launch of Phase I in 2017, 15 companies (including 6 Japanese companies) have established operations in the park. The expansion will add approximately 57 hectares of development to the existing 124-hectare Phase I, with land sales set to commence in 2025.
Tenant Base and Sector Momentum
Spanning 307 acres, Origins by Mahindra has become a preferred industrial hub for renowned Japanese and Taiwanese enterprises. Notable companies such as Yanmar Engine Manufacturing India, Nissei Electric India, USUI Susira International, Mitsubishi Electric, OMRON Healthcare, Track Designs India, INTJR Precision Technology, Autogrip Machinery India, Masano Seiki, and Ashirvad Pipes have chosen this as their preferred location.
The park has drawn interest from over 20 firms reflecting strong manufacturing growth in India. Over 20 companies have already expressed an interest in the expanded area, far exceeding the area of the expansion for sale.
Green Certification and Sustainability
Origins by Mahindra, Chennai is Tamil Nadu's first IGBC platinum pre-certified industrial cluster. The industrial park is the first industrial cluster in Tamil Nadu to be awarded the prestigious IGBC Green Cities' 'Platinum' rating, underscoring a commitment to sustainable and environmentally conscious industrial development.
