Mahindra Lifespace, Livingstone Infra to Redevelop Cluster in South Mumbai
Mahindra Lifespace Developers Limited (MLDL), the real estate and infrastructure development arm of the Mahindra Group, has partnered with Livingstone Infra Private Limited (LS) for a cluster redevelopment project in Mahalaxmi, with a Gross Development Value (GDV) of ₹1,650 crore.
Location and Market Context
Located in the upscale Mahalaxmi area, the project site enjoys a prime position in one of South Mumbai's most sought-after neighbourhoods, with exceptional connectivity that ensures convenient access to central business districts, essential services, and leisure destinations across South Mumbai.
Property rates in Mahalaxmi stand at around ₹59,192 per square foot, with prices appreciating 12.32 per cent over the past year—the highest among prime Mumbai locations such as Mumbai Central and Lower Parel.
Infrastructure and Connectivity
The Mahalaxmi metro station on the Aqua Line 3 (North–South corridor) opened to public on 9 October 2025, providing connectivity to the Western Line and the Mumbai Monorail. The upcoming Versova-Bandra Sea Link, expected to improve access across the city, is about 15 minutes away from the site.
Mahalaxmi railway station sits on the Western Line of the Mumbai Suburban Railway, with trains from Churchgate passing through; Mumbai Central Station lies to the south and Lower Parel to the north. These transit nodes position the project at a convergence of rail, metro, and monorail infrastructure.
Project Intent and Strategy
According to Amit Kumar Sinha, Managing Director & CEO of Mahindra Lifespace Developers, the development marks Mahindra Lifespaces' strategic expansion into South Mumbai's premium real estate market by creating residences that contribute to Mumbai's urban renewal, with the redevelopment aiming to showcase cutting-edge design, sustainable elements, and premium amenities.
Cluster Redevelopment Model
Cluster redevelopment is a process where older, smaller buildings are demolished and replaced with new high-rises under regulatory approvals. Residents of the old buildings receive larger apartments in the new structure for free, while developers sell additional units. The government also benefits by selling the Floor Space Index (FSI) to developers.

Established in 1994, Mahindra Lifespace Developers brings the Mahindra Group's philosophy of 'Rise' to India's real estate and infrastructure industry through thriving residential communities and enabling business ecosystems. The company's development footprint spans 39.44 million sq. ft. (saleable area) of completed, ongoing and forthcoming residential projects across seven Indian cities.
This is not Mahindra Lifespaces' first large redevelopment project in Mumbai. Earlier this year, the company secured a ₹950 crore redevelopment deal for three housing societies in Lokhandwala, Andheri. In addition, Mahindra Lifespaces recently acquired 8.2 acres in North Bengaluru for a housing project worth ₹1,000 crore.

Livingstones Group was formed in 2009 with the primary objective of developing affordable and spacious properties in prime locations of South Mumbai, and over a decade has developed and delivered many properties that provide residents with fantastic views of iconic landmarks.
