Mahindra Lifespaces and Sumitomo Corporation Sign Second Supplemental Agreement for Phase 2B Expansion of Origins by Mahindra, Chennai

Strategic Expansion of Origins Industrial Cluster

Mahindra Lifespace Developers, through its material subsidiary Mahindra World City Developers Limited, executed a Second Supplemental Agreement with Sumitomo Corporation on July 22, 2026, for the Phase 2B expansion of the Chennai Industrial Park.

The agreement sets out the framework for the acquisition, transfer and development of ~95 acres of land under Phase 2B. Mahindra Lifespaces and Sumitomo Corporation entered into a partnership in 2015 for Phase 1 of Origins by Mahindra in Chennai, with the partnership further strengthened with the expansion into Phase 2A in 2024 and now extended to Phase 2B in July 2026.

Joint Venture Structure

The expansion is between Sumitomo Corporation, Japan and Mahindra World City Developers Limited (MWCDL), with Mahindra Lifespace Developers Ltd. (MLDL) operating through its joint venture company, Mahindra Industrial Park Chennai Limited (MIPCL). MWCDL holds a 60% stake in the project entity MIPCL, while Sumitomo Corporation holds the remaining 40%.

Cumulative Development Scope

The combined area across all phases stands at ~540 acres. MIPCL currently spans over 307 acres and already hosts global and domestic companies that have set up their industrial facilities. The industrial cluster will be spread over a total area of ~600 acres when completed, with the multi-sector focus attracting large and medium global companies across engineering, automotive, logistics, medical devices and aerospace & defence among other sectors.

Strategic Location and Context

Origins Chennai is located on NH-16 (Kolkata Highway) a part of the Golden Quadrilateral within the influencing zone of the Chennai-Bengaluru Industrial Corridor (CBIC) & Chennai-Vizag Industrial Corridor (CVIC). With access to three major ports—Chennai, Ennore, and Kattupalli—and convenient connectivity to Chennai City's CBD, the industrial park is ideally positioned for business success.

Building on the strong interest shown by Japanese manufacturers in establishing operations in India, the expansion is expected to support the next wave of global and domestic investments, reinforcing Chennai's position as a preferred industrial and logistics hub.

Infrastructure Certification and Sustainability

Origins by Mahindra, Chennai is a Multi-Sector Domestic Tariff Area (DTA) with an IGBC Platinum pre-certified Industrial Cluster.
