Mahindra Lifespaces Explores Entry into Senior Living Segment and Plans 200-Acre Jaipur Residential Land Bank as Part of Premium Pivot

Strategic Shift to Premium and Senior Living

Mahindra Lifespace Developers is exploring entry into the senior housing segment, identifying it as a long-term growth opportunity. The exploration builds on India's fast-growing elderly population coupled with rising nuclearization of families, which means that serviced senior living is currently an underserved and high-growth segment in residential real estate. The company has prior experience in this segment through infrastructure partnerships: in 2021, the developer transferred 15.64 acres of residential land in Mahindra World City Chennai to Ashiana Housing Ltd., a specialist in senior living homes.

Premium Market Focus and Sales Targets

Mahindra Lifespaces has introduced Mahindra BeaconHill, a residential project in Mahalaxmi with a total estimated gross development value of ₹1,650 crore. This project aims to tap into the high-end segment, where unit prices are expected to range from ₹5 crore to ₹10 crore. The move reflects a deliberate shift in product strategy. The move to target premium buyers is intended to capture the demand for luxury living in major Indian urban centers, contrasting with their existing inventory which typically ranges from ₹2 crore to ₹4 crore. Beyond the Mahalaxmi project, the company has planned a significant pipeline of launches across Mumbai, Pune, and Bengaluru, with a combined gross development value of approximately ₹10,000 crore slated for FY27.

Jaipur Residential Development on Industrial Park Land

The company is planning residential development on a 200-acre land bank within its existing industrial park, Mahindra World City, in Jaipur, with potential launches beginning in the 2027-28 fiscal year. Mahindra World City, Jaipur is spread across 3,000 acres and includes a Multi-Sector Special Economic Zone spread across 1,500 acres, a Domestic Tariff Area (DTA) spread across 1,000 acres and a proposed co-located social & residential zone planned in approximately 500 acres. Established in 2006, Mahindra World City, Jaipur is a 74:26 joint venture between Mahindra Lifespace Developers Ltd. and the Rajasthan State Industrial Development and Investment Corporation Ltd. (RIICO), an agency of the Government of Rajasthan.
