Mahindra Lifespaces Announces Large-Scale Mixed-Use Development in Thane
Mahindra Lifespace Developers Limited has disclosed plans for a significant mixed-use development in Thane with an estimated Gross Development Value (GDV) of ₹7,500 crore and approximately 6.5 million square feet of development potential. The project represents one of the largest single-project GDV unlockings in the company's recent corporate history.
Project Composition and Scale
The development is planned as a mixed-use property combining residential and commercial components. The project envisions approximately 4 million square feet of residential space alongside 2 million square feet of commercial area. This tri-partite mix—residential, office, and retail—aligns with Thane's emergence as a multi-functional urban center.
Thane's Market Position
Thane is one of the fastest-growing residential areas with good roads, upcoming metro connectivity, reputed schools, hospitals, malls, and business hubs. The surge in new construction in Thane is being driven by improved connectivity, including the upcoming Thane-Borivali underground tunnel and the Thane-Kalyan Waterway. Areas like Ghodbunder Road, Kasarvadavali, and Majiwada are expected to benefit the most from these metro expansions, driving the launch of several new developments.
Property prices have appreciated by 6–8% annually over the past five years, proving demand for quality housing and investment potential. Commercial real estate is also on the rise by 15%, with new office spaces and retail stores coming up to answer the needs of growing population density.
