Mahindra Lifespaces adds 10-acre North Bengaluru parcel after Whitefield push

Mahindra Lifespace Developers has announced that it will jointly develop a 10.05-acre land parcel in North Bengaluru, with an expected gross development value of Rs 1,250 crore. The announcement was made on Tuesday, 27 October 2026, through a BSE filing and a press release from the real estate and infrastructure arm of the Mahindra Group.
The site lies about 8 km from Kempegowda International Airport, close to the Bengaluru-Hyderabad Highway. The developer plans roughly 1 million sq ft of saleable area aimed at the premium residential segment and expects the project to reach the market within the next nine months. With this addition, the company will have three projects in the region with a combined saleable potential of about 3 million sq ft, including two land parcels acquired in 2025.
Key details of the new parcel
The land covers 10.05 acres in North Bengaluru and is slated for premium apartment development, with the company targeting home buyers who work near the city's expanding technology and infrastructure hubs. The expected gross development value of Rs 1,250 crore and the planned saleable area of about 1 million sq ft form the core of the plan.
- Land parcel: 10.05 acres
- Expected gross development value: Rs 1,250 crore
- Planned saleable area: about 1 million sq ft
- Product type: premium residential apartments
- Expected launch: within nine months of 27 October 2026
The arrangement is a joint development. The company's MD and CEO, Amit Kumar Sinha, made a similar point about the corridor when the developer bought an 8.2-acre North Bengaluru site in January 2025, saying that proximity to the international airport and major technology parks would make the area an important micro-market with strong demand for well-planned, high quality homes.
Connectivity and surroundings
The parcel's airport access is a key point in its favour. Kempegowda International Airport is roughly 8 km away, and the Bengaluru-Hyderabad Highway runs nearby. Bellary Road (NH 44), a six-lane corridor with an elevated expressway, forms the main north-south spine of North Bengaluru and offers signal-free travel from Hebbal to the airport.
Public transport is also set to improve. The 58-km Namma Metro Blue Line will connect Central Silk Board with the airport, with the Hebbal to airport stretch targeted for September 2027 and the full corridor for March 2028. The upcoming Satellite Town Ring Road is planned to link Devanahalli with Hoskote and Doddaballapur, which would allow heavy commercial traffic to bypass the city centre. The area is also within reach of technology parks and healthcare facilities, which the developer identifies as its target buyer base. Major developers such as Prestige Estates and Brigade Enterprises also have a sizeable presence in North Bengaluru.
Mahindra Lifespaces in Bengaluru
Mahindra Lifespace Developers operates through two verticals, one for residential projects under the Mahindra Lifespaces and Mahindra Happinest brands and one for integrated cities and industrial clusters under Mahindra World City and Origins by Mahindra. Its development footprint spans about 49.26 million sq ft of completed, ongoing and forthcoming residential projects across seven Indian cities, according to a December 2025 Business Standard report.
In Bengaluru, the company launched Mahindra NewHaven in South Bengaluru in April 2025 and Mahindra Blossom in Whitefield in December 2025, which carries a potential gross development value of about Rs 1,900 crore. In North Bengaluru, it acquired an 8.2-acre parcel in January 2025 through its subsidiary Anthurium Developers, with about 0.9 million sq ft of saleable area and a gross development value of almost Rs 1,000 crore. In June 2025 it also acquired an 8.79-acre parcel through Shreyas Stones for Rs 199 crore, with an estimated gross development value of Rs 1,100 crore. The new 10.05-acre site extends this northern pipeline.
For the company's wider business, FY26 sales stood at Rs 4,118 crore, and residential pre-sales reached Rs 1,988 crore in the first half of FY27. The company has set a FY27 business development target of more than Rs 10,000 crore GDV, with 60 percent of it in Mumbai, 20 percent in Pune and 20 percent in Bengaluru. For the quarter and half year ended 30 September 2026, the company reported total income of Rs 10,402 lakh and a profit after tax of Rs 10,189 lakh.
What comes next
The next milestone is the launch, which the company expects within nine months of the October 2026 announcement, pointing to around mid-2027. Before that, the project will need RERA registration and environmental approvals. Buyers and shareholders will watch for the RERA filing, the first price release and the launch itself, as the company moves from land acquisition into design and marketing for the North Bengaluru site.
