Mahindra World City, Jaipur is not a project Mahindra Lifespace Developers Ltd (MLDL) merely sells into — it is one the company built and continues to co-own.
Established in 2006, Mahindra World City, Jaipur is a 74:26 joint venture between Mahindra Lifespace Developers Ltd. and the Rajasthan State Industrial Development and Investment Corporation Ltd. (RIICO), an agency of the Government of Rajasthan. The land itself was transferred to the joint-venture entity, Mahindra World City Jaipur Limited, on a 99-year lease from RIICO, and the site utilises land within the existing 3,000-acre MWC Jaipur, located on NH 8, roughly 25 km from Jaipur, in Sanganer tehsil. This is MLDL's second integrated city after Chennai, and it remains the company's principal foothold in North India, built on the model the group pioneered in 1994 as the real estate and infrastructure arm of the Mahindra Group.
For over a decade, Mahindra World City Jaipur operated sector-specific SEZs. That changed in 2018, when MWC Jaipur received multi-product notification for its Special Economic Zones, with the existing sectoral SEZs — Engineering & Related Industries, IT/ITeS, Handicrafts, and Gems & Jewellery — merged to operate as one multi-product SEZ. At the time, MLDL's then-CEO Sangeeta Prasad described the move as advancing the company's vision of creating business destinations of choice to support initiatives like Make in India, for India and the world. That consolidation reflects a working city rather than a paper masterplan: 69 companies have purchased land within the project, of which 33 units are already operational, and named occupiers include Genpact, Infosys, Wipro, ICICI Bank, Deutsche Bank, Nagarro and Aro Granite Industries.
MLDL positioned Jaipur as a proving ground for green township design well before ESG became an industry buzzword. In 2015, MWCJ became the first project in Asia to receive Stage 2 Climate Positive Development certification from the C40 Cities Climate Leadership Group, and separately, the township has been identified as one of 16 projects globally by the Clinton Climate Initiative, a foundation upheld by former US President Bill Clinton with a focus on sustainable development. On the ground, this translates into energy-efficient green buildings, LED street lighting, solar PV rooftops, LED retrofitting, e-rickshaws, urban tree plantation drives, sewage treatment plants, treated water for landscaping and low-flow fixtures. The IT SEZ block within the township carries its own IGBC recognition, having received a Gold pre-certification under the IGBC SEZ rating system in 2014-15, per the company's own disclosures.
Mahindra World City is built near NH8, the Jaipur–Ajmer highway, and spread over an area of 3,000 acres, positioning it within the Delhi-Mumbai Industrial Corridor influence zone rather than as an isolated enclave. The broader Ajmer Road corridor around it has matured considerably — it now carries employers like Genpact, ICICI Bank and JCB India, and is served by the Jaipur-Ajmer Expressway, an expanding ring road, and a metro network extension under discussion toward this stretch of the city. Jaipur Junction railway station and Jaipur International Airport are both within a manageable commute, which is precisely the connectivity logic MLDL and RIICO built the joint venture around: enterprises get access to both Delhi and western Indian markets from a single Rajasthan base, while the accompanying residential zone lets a workforce live close to where it works.
Beyond the SEZ and Domestic Tariff Area, MLDL's masterplan for Jaipur carved out a dedicated Social & Residential Infrastructure Zone. Located off NH8 and within the DMIC influence zone, the 3,000-acre project has a Multi-Sector SEZ spread across 1,500 acres, a Domestic Tariff Area spread across 1,000 acres, and a co-located social and residential zone planned across roughly 500 acres. Residential plots developed by Mahindra Lifespaces within this zone have been offered in a range of sizes, giving buyers a path to build homes close to an employment base of established multinational and Indian occupiers rather than commuting into it. Data from listing platforms tracking the project shows average project pricing running below the wider Kalwara micro-market rate, reflecting both the scale of MLDL's original land parcel and the phased nature of its release. Social infrastructure inside and around the township — schools, healthcare facilities, retail — has grown alongside the SEZ's occupancy, a pattern consistent with MLDL's stated design of the city as a live-work ecosystem rather than a plotted layout bolted onto an industrial park.
MWC Jaipur sits within a four-brand structure at Mahindra Lifespace Developers: premium residential projects under the Mahindra Lifespaces banner, value homes under the Mahindra Happinest brand, and integrated cities and industrial clusters under the Mahindra World City and Origins by Mahindra brands respectively. Residential communities have been delivered across Mumbai, Pune, Nagpur, Ahmedabad, Delhi NCR, Jaipur, Hyderabad, Chennai and Bengaluru, and the integrated-city format that Jaipur represents has since been extended into smaller industrial clusters under the Origins by Mahindra brand in Chennai and Ahmedabad. For a buyer evaluating land or homes inside MWC Jaipur, the relevant context is that this is one of only two full integrated cities MLDL operates in India — the other being Chennai — making Jaipur a long-term, board-level commitment for the developer rather than a peripheral land bank.
