Eliambedu, a village on the southern edge of Chennai's Chengalpattu district, is where Mahindra Lifespace Developers Ltd. has been extending its oldest and largest township project. The launch of Origins by Mahindra Phase II at Eliambedu village in Chennai is the platform for a fresh round of investment, coming after the company already marked its presence in the district with a successful first phase spanning 307 acres that has become a preferred industrial hub for renowned Japanese and Taiwanese enterprises. In January 2024, this expansion was formalised through a Memorandum of Understanding with the Government of Tamil Nadu to enable and facilitate investments in excess of INR 1000 Crore over the next five years, expected to generate employment for more than 2000 people in the state of Tamil Nadu.
Established in 1994, Mahindra Lifespace Developers Ltd. brings the Mahindra Group's philosophy of Rise to India's real estate and infrastructure industry through thriving residential communities and enabling business ecosystems. Its Chennai story began earlier than most of its residential launches elsewhere: in 2006 it launched the first business city named Mahindra World City in Chennai, developed in an 89:11 joint venture with the Tamil Nadu Industrial Development Corporation (TIDCO). That project, described as India's first integrated business city, sits along NH 45, located 50 km from Chennai, a stretch also referenced in project literature as GST Road, NH-32. Today the wider township is a thriving ecosystem for 65+ global and domestical companies including Pegatron, BMW, B.Braun, TVS group of companies and many more, with additional named occupants across various sources including Infosys, Renault-Nissan, Capgemini, Force Motors and WABCO.
Eliambedu is the ground on which the developer's most recent industrial push is built. This phase, located in Eliambedu village along the highway corridor, prioritizes sectors such as automotive and auto components, engineering, logistics and warehousing, electronics, medical devices, aerospace and defense, and renewable energy. The location was chosen deliberately for its logistics access: with access to three major ports, Chennai, Ennore, and Kattupalli, and convenient connectivity to Chennai City's CBD, the industrial park is ideally positioned for business success. Company officials have framed the move as a continuation of an existing relationship with the state, noting that Mahindra Lifespaces has been an integral part of Tamil Nadu's business landscape and applauded the Government's commitment to furthering business growth in the state. Named tenants already signed to the Origins by Mahindra cluster include Yanmar Engine Manufacturing India Pvt. Ltd., Nissei Electric India Pvt. Ltd., USUI Susira International Pvt. Ltd., Mitsubishi Electric, OMRON Healthcare, Track Designs India Pvt., alongside a more recent addition: Chennstar Private Limited, a manufacturer of flux-cored wires, joining the ORIGINS by Mahindra family with a proposed investment of around ₹260 crores for a facility making welding consumables.
Because Mahindra Lifespace Developers builds and operates Mahindra World City itself, its residential brands sit inside the same 1,500-acre township that Eliambedu's industrial cluster feeds. A buzzing social and residential infrastructure is spread across 280 acres, roughly 115 developed and 90 for future development, built on the walk-to-work concept with more than 2,500 families residing at MWC Chennai, and amenities like Mahindra World School, MWC Club, a hospital, a Business Hotel and Service Apartments. The residential portfolio here has grown project by project: Mahindra Aqualily, described in company material as a first premium residential enclave at Mahindra World City, Chennai developed by foremost architects, Hafeez Contractor; Mahindra Lakewoods, a premium residential project of 9 majestic, 14-storied towers, spread across 9.33 acres with 747 spacious apartments, which added a further 166 two and three-bedroom residences at Towers H and I in a later phase; and the value-format Mahindra Happinest. Beyond apartments, the developer has also used the township for plotted development: its first plotted development project, Lakefront Estates by Mahindra, spread over 19 acres, offers a wide range of plots meeting customers' needs, with sizes up to 5,000 square feet, followed by Green Estates by Mahindra, a 27-acre project with plots ranging from 750 sq. ft., positioned against the scenic backdrop of the Paranur Hills and enveloped by three lakes, Kolavai, Paranur and Senganeri, adjacent to the urban forest within Mahindra World City. By early 2024, the residential side of the township had grown to over 3000 families, across multi-format residential projects.
The Eliambedu-anchored expansion and the older residential neighbourhoods share the same transport spine. The locality offers connectivity through a good network of rail and road comprising GST Road (NH-32), Thiruporur Road and Paranur Railway Station, and buyers researching the area are commonly told they can travel to Chennai International Airport in about 40 minutes via GST Road and Paranur Railway Station, with the station itself only a five-minute drive from the residences. State agencies are separately working on a Chengalpattu bypass on NH-32 that will include a new bridge across the Palar river, addressing a bottleneck created by the existing two-lane bridge on the GST road, and a parallel plan for a 32-km greenfield road connecting GST Road to ECR to ease congestion, both aimed at the same Chengalpattu-Tambaram corridor that Mahindra World City sits on.
Social infrastructure has grown alongside the industrial and residential zones. The locality has easy access to schools including Mahindra World School, St. Joseph's Higher Secondary School and Maharishi Vidya Mandir, and hospitals such as Muthu Ganapathy Hospital, SRM General Hospital and Nilgiris Canopy. Employment is not limited to the industrial park: nearby IT and manufacturing operations include several IT parks and special economic zones with major players such as Capgemini, Infosys, Force Motors, BMW India and WABCO India.
Land and apartment values in the villages around the township have been moving up over the past year. Nearby Singaperumal Koil has recorded rates near ₹2,550 per sq.ft, up 24.4% year-on-year, while Paranur stands near ₹1,800 per sq.ft and Chettipunniyam near ₹1,800 per sq.ft, up 20% year-on-year. Within Mahindra Lifespaces' own branded projects, listed entry points have ranged from roughly 60 lakh onwards for a 2 BHK Happinest home and 81 lakh to 86 lakh for 3 BHK Lakewoods units up to 1.07 crore for a 3.5 BHK and 1.35 crore for a 4 BHK at Aqualily, reflecting the spread across the developer's value, mid and premium brands inside the same township.
For a buyer, Eliambedu is less a standalone locality and more a live extension of a township the developer has been building for close to two decades. The industrial investment being routed through Origins by Mahindra Phase II is designed to bring in employers, while the residential brands, Aqualily, Lakewoods, Happinest and the plotted formats, sit inside walking distance of the same social infrastructure, school and hospital network that MWC has built up since 2006. The scale of the parent company reinforces this: Mahindra Lifespaces carries a portfolio of 34.46 million square feet of completed, ongoing and forthcoming residential projects across seven Indian cities, with more than 5,000 acres of ongoing and forthcoming projects under development. Mahindra World City, Chennai remains one of the earliest and largest pieces of that footprint, and Eliambedu is currently where the company is putting fresh capital to work.
