Origins by Mahindra, Chennai – Phase 2B extends a partnership that has been building steadily for over a decade. Mahindra Lifespaces and Sumitomo Corporation entered into a partnership in 2015 for Phase 1 of Origins by Mahindra in Chennai, strengthened it with the expansion into Phase 2A in 2024, and have now extended it to Phase 2B in July 2026. The agreement is executed through Mahindra Industrial Park Chennai Limited, in which Mahindra World City Developers Limited, an 89:11 joint venture between Mahindra and TIDCO, holds 60 per cent equity, with the remaining 40 per cent held by Sumitomo Corporation.
The promise here is business continuity rather than lifestyle amenity. The framework covers the acquisition, transfer and development of roughly 95 acres of land under Phase 2B, further strengthening the industrial ecosystem at Origins by Mahindra. With this addition, the combined area across all phases stands at approximately 540 acres, positioning the new parcel inside an already de-risked, functioning industrial address rather than a speculative greenfield site.
Design at Origins by Mahindra has followed a sustainability-first template since inauguration. Origins by Mahindra in Chennai is the first industrial cluster in Tamil Nadu to be awarded the IGBC Green Cities' Platinum rating, supported by practical infrastructure choices: around 292 LED smart lights with remote monitoring deliver a 60% energy saving impact, rainwater harvesting recharges the ground water table, and a network of storm drains channels water to the Eliambedu lake, while around 14,000 saplings planted are building green cover across the cluster.

Existing occupants include Yanmar Engine Manufacturing India, Nissei Electric India, USUI Susira International, Mitsubishi Electric and OMRON Healthcare, and more recently YKK India announced a manufacturing facility at Origins Chennai involving around US$150 million of investment — evidence that the cluster is converting occupancy into committed capital, not just plans.
Phase 2B is offered to manufacturers, logistics operators and component makers looking to establish or expand a Chennai footprint alongside an established set of global neighbors, on serviced land backed by the Mahindra Group and Sumitomo Corporation.
