Mahindra Lifespace Expands in Kandivali with Large-Scale Residential Acquisition

Mahindra Lifespace Developers, the real estate and infrastructure development arm of the Mahindra Group, has acquired a 15-acre land parcel in Kandivali East in the Mumbai Metropolitan Region. The company will develop a residential project on the acquired land, with an estimated gross development value (GDV) of approximately ₹5,600 crore and a development potential of around 1.8 million square feet.

The land was acquired through a competitive bidding process, according to company announcements made on 19 June 2026. The acquisition builds on the success of Mahindra Vista in the Kandivali micro-market, a premium residential development that demonstrated strong end-user demand in the locality.

Developer Footprint and Track Record

Mahindra Lifespace Developers was founded in 1994 and operates as part of the broader Mahindra Group conglomerate. The company's development footprint spans 53.65 million square feet of completed, ongoing and forthcoming residential projects across seven Indian cities, and over 5,000 acres of ongoing and forthcoming projects under development or management at its integrated developments and industrial clusters.

Financial momentum has been evident in recent quarters. Mahindra Lifespaces' consolidated sales during FY26 stood at ₹4,118 crore, up 25 per cent year-on-year. As of FY26, the total GDV of Mahindra Lifespaces' overall portfolio stood at ₹45,180 crore.

Kandivali East Market and Connectivity

Kandivali East has emerged as a key investment destination in Mumbai's western suburbs. Average property prices in Kandivali East during the first three months of 2026 stood at ₹23,312 per square foot, up 24.46 per cent year-on-year, reflecting sustained buyer interest driven by infrastructure development and improved accessibility.

The newly acquired land in Kandivali East benefits from excellent connectivity to the Western Express Highway and existing metro corridors. The location is supported by established social infrastructure, including schools, hospitals, and retail hubs, and continues to witness strong residential absorption driven by end-user demand.

Major infrastructure upgrades are set to enhance the locality's strategic value. The project's accessibility is expected to be further enhanced by the upcoming Borivali–Thane Twin Tunnel, a landmark infrastructure initiative that is set to significantly reduce travel time between Mumbai's western suburbs and Thane. Once completed, the tunnel is expected to dramatically cut travel time between Thane and Borivali—from the current 60–90 minutes to just 15 minutes.

Strategic Expansion in Mumbai

The acquisition reflects a strategic shift in Mahindra Lifespace's approach to land assembly. For years, many developers in India, including Mahindra Lifespaces, have prioritized an asset-light strategy, often entering into Joint Development Agreements (JDAs) to minimize upfront capital spending on land. This new acquisition of a 15-acre parcel indicates a shift toward owning land directly, which requires significant upfront cash.

This acquisition adds to the company's expanding presence in Mumbai's residential corridor, following recent launches including Mahindra BeaconHill in South Mumbai and the Phase 2 expansion of Mahindra Vista in Kandivali East. The greenfield nature of the Kandivali acquisition offers the developer full control over design, planning, and execution—advantages that appeal in a market increasingly attentive to sustainability and thoughtful urban design.
