Mahindra Lifespace Enters North Bengaluru's Airport Corridor with 8.2-Acre Acquisition
Mahindra Lifespace Developers Limited through its subsidiary Anthurium Developers Ltd has acquired 8.2 acres of land in North Bengaluru, marking a strategic addition to its growing portfolio in the city.
The land has a developable potential of approximately 0.9 million square feet of saleable area and a projected Gross Development Value of almost INR 1,000 crore. The project will primarily feature mid-premium residential apartments catering to the rising demand for quality housing in Bengaluru.
Seventh Project Signals Deepening Bengaluru Commitment
This will be Mahindra Lifespace Developers' seventh project in the city. The acquisition reflects the developer's confidence in North Bengaluru as a residential growth corridor. According to Amit Kumar Sinha, Managing Director & CEO, given the proximity to the international airport and major tech parks, North Bengaluru will be an important micro-market with strong demand for well-planned, high-quality homes.

The site is strategically located off the Bangalore-Hyderabad Highway, with proximity to the international airport, IT hubs, commercial offices, and a growing and developing social infrastructure. The area offers access to renowned educational institutions, healthcare facilities, retail hubs.
The immediate micro-market has emerged as a nexus of three distinct growth drivers. Doddajala sits at the inflection point of the airport-led growth zone, the established North Bengaluru residential belt, and the early Aerospace SEZ industrial cluster—an overlap that has attracted office tenants, school operators, and infrastructure spend over the last five years. North Bengaluru is simultaneously benefiting from multiple infrastructure investments, including Airport City developments, logistics parks, commercial hubs, aerospace clusters, and road upgrades around the KIA region.

Just 1.8 km from the upcoming Doddajala metro station, the location is ideal for urban homebuyers. The Doddajala Metro Station is an upcoming elevated metro station on the Blue Line, with an opening targeted for June 2027. Housing prices in key catchments such as Hebbal, Jakkur and Yelahanka have outpaced city averages, signalling the emergence of a pre-launch metro premium in select micro-markets.
