A 25-Acre Green District Takes Shape on Kanjur's LBS Marg

Mahindra Lifespace Developers Limited has announced the launch of residential phases 1 and 2 of Mahindra Rainforest, a premium mixed-use development located on LBS Marg, Kanjur, Mumbai, as of 19 March 2026. Spanning approximately 25.47 acres, the project is among the largest developments in Mumbai's central suburbs and is envisioned as an integrated lifestyle destination.

The residential launch phases carry an estimated Gross Development Value of approximately ₹3,000 crore. Part of a larger mixed-use ecosystem, Mahindra Rainforest is designed to integrate residential, commercial, and retail within a single development.

The Residential Offering

The residential township in these phases will offer thoughtfully designed 2 and 3 BHK premium residences tailored for modern urban lifestyles. The project received RERA approval on 18 March 2026, clearing the way for sales to commence.

Green Space and Amenities

The development has over 7 acres of open dense green spaces. The residential township will offer over 3.5 lakh square feet of open amenities and clubhouse spaces, making it amongst the largest in Mumbai.

Phase 1 and 2 will include an expansive clubhouse, fitness zones, jogging tracks, yoga and meditation areas, a library, children's play zones, and thoughtfully designed community spaces. Retail conveniences are seamlessly integrated within the development to support everyday needs.

Strategic Location in a Transforming Corridor

Situated on LBS Marg, Kanjur, the project offers strong connectivity to the Eastern Express Highway and the Jogeshwari–Vikhroli Link Road. Upcoming Metro lines, specifically Line 4 (Wadala-Kasaravadavali) and Line 6 (Swami Samarth Nagar-Vikhroli), will feature a massive interchange point at Kanjurmarg. Additionally, the upcoming Goregaon-Mulund Link Road (GMLR) is expected to slash commute times to western hubs like Goregaon to just 20-25 minutes.

LBS Marg converted from an industrial zone to a mixed-use district, and the stretch from Kanjurmarg to Mulund has completely transformed into a coveted residential destination.
