Mahindra Lifespace Developers launches Mahindra Rivenza in Pune
Mahindra Lifespace Developers Limited announced Mahindra Rivenza, a residential development in Baner Annex, Mahalunge, Pune, on October 6, 2026. The project spans 13.46 acres and has an estimated overall gross development value of approximately ₹3,500 crore.
Its first phase is planned to bring 1,236 homes to the market in 2, 3 and 4 BHK configurations. The launch adds a new residential offering to an area the developer describes as connected to Pune’s Hinjawadi and Baner employment hubs.
The details
Mahindra Rivenza is planned with more than 2.65 lakh square feet of amenities, including a clubhouse measuring over 44,000 square feet. Landscaped green spaces are set to cover more than nine acres. The amenity plan combines recreation, fitness and community spaces.

Announced amenities include a swimming pool with a sunken bar, giant swings, stargazing hammocks, a gymnasium, badminton courts, squash and pickleball courts, and cycling and jogging tracks. Plans also include a glass-roofed library and a children’s play area. The project is envisaged as Net Zero Waste and has received IGBC pre-certification at Gold level.
Vimalendra Singh, Chief Business Officer (Residential) at Mahindra Lifespace Developers, said the development draws on the company’s understanding of Pune homebuyers. He described its aim as bringing together considered home design, amenities and a sense of community, with the potential to create lasting value for residents and the neighbourhood.
The location
The project is in Baner Annex, Mahalunge, with the developer identifying Hinjawadi and Baner’s IT hubs and GCCs as nearby employment centres. It also points to established social infrastructure in the wider area. In an October 2025 announcement concerning the site, the company cited quick access to Hinjewadi and named Delhi Public School, Mahindra International School and Symbiosis Centre for Management among nearby educational institutions.
The developer has also identified the proposed PMRDA Town Planning Scheme and the upcoming Inner Ring Road as infrastructure initiatives expected to improve accessibility. In its assessment of the Mahalunge-Nande-Maan micro-market, the company has pointed to recent absorption and growing demand for higher-quality homes.

Established in 1994, Mahindra Lifespace Developers is the Mahindra Group’s real-estate and infrastructure development arm. The company says its residential portfolio spans 53.65 million square feet of completed, ongoing and forthcoming projects across seven Indian cities. Its wider development and management portfolio includes more than 5,000 acres across integrated developments and industrial clusters in four locations.
The company’s offerings include premium residences and Mahindra Happinest value homes, alongside Mahindra World City integrated cities and Origins by Mahindra industrial clusters. Mahindra Rivenza is the project named in the company’s October 2025 announcement of a 13.46-acre acquisition in Nande-Mahalunge, Pune, which carried an estimated development potential of approximately ₹3,500 crore. The current launch is for that project.

The launch places Mahindra Rivenza into the next stage of development, with its first phase planned around 1,236 homes. The company’s cited connectivity initiatives—the PMRDA Town Planning Scheme and Inner Ring Road—remain proposed or upcoming. The launch announcement did not set out a construction schedule or dated sales milestones.
