Mahindra Lifespaces readies Navaratna Agrahara pre-launch on North Bengaluru land
Mahindra Lifespaces has moved its apartment project at Navaratna Agrahara into the pre-launch stage, placing a new residential address on the northern edge of Bengaluru. The project sits in Jala Hobli, off the Bengaluru to Hyderabad Highway (NH-44), within easy reach of Kempegowda International Airport and the city's growing aerospace and technology corridor.
The development is being built on land held through the group's subsidiaries, with the parcel first announced in January 2025 and later expanded to about 8.79 acres. Pre-launch activity is under way, with registration under the Karnataka Real Estate Regulatory Authority (K-RERA) still to be completed before the project moves to formal launch. For the developer, the move extends a Bengaluru portfolio that already includes several well-known residential communities across the city. Project details and scale
The environmental filing summary points to roughly 1,166 apartments spread across 10 towers, each with two basement levels, a ground floor and 22 upper floors. Other third-party listings put the unit count closer to 1,150, and an initial phase of about 620 units is being marketed. The layout also includes two clubhouses and a commercial block of ground plus three floors, with more than 75 percent of the site planned as open, landscaped ground.
Two apartment types are indicated so far, with carpet areas as follows:
- 2 BHK apartments: 715 to 820 sq ft of carpet area
- 3 BHK apartments: 980 to 1,080 sq ft of carpet area
These sizes are indicative and will be finalised with the RERA filing, which will also set out the floor plates and final unit mix. The land, measured at 8.79 acres, carries a combined gross development value that has been estimated at around Rs 2,100 crore, including an adjoining parcel. An earlier filing from January 2025 had put the saleable area of the first land holding at about 0.9 million sq ft.
The location
The site lies about 8 km from Kempegowda International Airport, roughly a 15-minute drive. The NH-44 corridor is about 1.5 km away at the Sadahalli Gate junction, and the Outer Ring Road is close by at around 2 km. Doddajala Halt and KIA Halt railway stations are nearby for commuters.
The Namma Metro Blue Line Airport Line passes through the area, with the under-construction Doddajala station about 1.8 km from the site. The Hebbal to Airport stretch is expected to open around June 2027, and the Phase 2B extension is planned for December 2028. The widening of the Navaratna Agrahara road from 18 m to 30 m also features in the project filing.
Employment hubs nearby include Manyata Tech Park, Devanahalli Business Park and the KIADB Aerospace Park, the last of which is 20 to 25 minutes away. Everyday needs are served by Devanahalli town, while Ashwini Hospital is about 2 to 3 km away and Akash Institute of Medical Sciences, Devanahalli, is about 11.65 km by road. Schools in the wider area include Akash International School at about 6 km and Aditya National Public School at about 8 km.

The company has 53 residential projects across nine Indian cities, with about 21.14 million sq ft completed and about 16.19 million sq ft under development or planned. Bengaluru is among its established markets, and this Navaratna Agrahara project would be its seventh in the city.
Its Bengaluru projects include Mahindra Eden off Kanakapura Road, which was marketed as India's first Net Zero Energy residential project, and Mahindra Zen in Singasandra, promoted as the city's first Net Zero Waste and Energy homes. Mahindra NewHaven off Hosur Road is ongoing, and Mahindra Blossom in Whitefield was launched in December 2025. The company has also committed to building only Net Zero homes from 2030 onwards, and it has delivered India's first three certified Net Zero residential projects.
What comes next
The immediate milestone is the RERA registration, which will confirm the final unit mix, sizes and amenity list. Environmental clearance for the project is also a step ahead. Third-party estimates place the formal launch in late 2026 or early 2027, with phased possession suggested around 2029 to 2030. Buyers following the project should watch for the RERA registration number and the developer's official launch announcement, which will set out pricing and booking details.
