About the developer
Mahindra Lifespace Developers Limited is the real estate and infrastructure arm of the Mahindra Group, headquartered in Mumbai. Established in 1994, the company has a development footprint of more than 47.56 million square feet in residential projects and over 5,000 acres in industrial clusters, with a total portfolio gross development value of around ₹50,000 crore.
Residential pre-sales for the first half of FY27 reached ₹1,988 crore, up 66% from ₹1,200 crore a year earlier, and management has maintained its FY27 residential pre-sales guidance of ₹4,500 crore to ₹5,000 crore. Profit after tax for the first half rose to ₹102 crore from ₹99 crore. The company, which runs a cash-surplus balance sheet, has pointed to Pune as an important market for its residential business. Earlier launches including Rainforest, BeaconHill and Citadel Phase 3 contributed to the recent sales momentum.
What comes next
The immediate milestone is the sales launch of Mahindra Rivenza, targeted for early December 2026. Future phases will be registered with MahaRERA before their own launches.
The same earnings call outlined other launches planned for the second half of FY27. WestEra in Santacruz is targeted for launch within two to three months, while the Sai Baba Nagar redevelopment in Borivali, covering six societies, is expected to receive approvals by the end of the third quarter or mid-fourth quarter. Navrat, a greenfield project, is expected in the second half of FY27. In Chembur, the development agreement has been concluded and registered, and the team is working to bring that launch forward from FY29 to FY28. These timelines are management's current targets rather than fixed commitments.
