Mahindra Lifespaces to develop 10-acre North Bengaluru parcel near airport

Published

Mahindra Lifespace Developers Limited has announced the joint development of a 10.05-acre land parcel in North Bengaluru, Karnataka. The announcement, made in a regulatory filing on 27 October 2026, marks the company's latest addition to its growing footprint in the city's northern corridor. The site will be developed primarily as premium residential apartments, with the landowner partner not named in the filing.

The project is expected to offer about 1 million sq ft of saleable area and carries an estimated gross development value of around ₹1,250 crore. The developer expects to launch the project within nine months of the announcement, which places the timeline around mid-2027. Launch will depend on obtaining regulatory clearances, including RERA registration and environmental approvals.

Project details

The parcel covers 10.05 acres and is positioned off the Bengaluru-Hyderabad Highway, about 8 km from Kempegowda International Airport. The development will focus on premium residential apartments, and the developer is expected to share unit configurations and pricing as the launch approaches. Mahindra Lifespaces has a nearby pre-launch project in North Bangalore, Sadahalli, which is planned with 2, 3 and 4 BHK apartments close to the airport and priced from Rs 1.5 Cr onwards, offering a reference point for the product mix the group is developing in the area.

With the addition of this parcel, the company now has three projects in North Bengaluru, including two land parcels acquired in 2025. The combined development potential across the three projects stands at approximately 3 million sq ft of saleable area.

The key figures for the project are:

  • Land area: 10.05 acres
  • Saleable area: about 1 million sq ft
  • Estimated gross development value: around ₹1,250 crore
  • Product type: premium residential apartments
  • Expected launch: within nine months of the October 2026 announcement

More detail on the project is available on the Mahindra North Bengaluru 10 Acres project page.

The location

The site sits in North Bengaluru, a corridor that benefits from its proximity to Kempegowda International Airport, Manyata Tech Park and major highways. The Bengaluru-Hyderabad Highway (NH-44) provides direct road access, and the airport is about 8 km away.

Metro connectivity is a central part of the area's development story. The Namma Metro Blue Line runs 58.19 km from Silk Board to Kempegowda International Airport, and according to BMRCL the airport-bound sections are expected to be operational by 2027. Phase 2A and Phase 2B together form a long metro spine linking Central Silk Board to KR Puram, and then KR Puram to the airport via Hebbal. Important residential catchments have been identified around the proposed Doddajala metro station.

Road infrastructure is also taking shape. The Hebbal-Kempegowda airport elevated expressway is set to reduce travel time to the airport to under 30 minutes from north Bangalore. The Peripheral Ring Road, officially the Bengaluru Business Corridor, is a 73 km, eight-lane expressway being developed by BDA under a PPP model and targeted for 2027. The Hebbal-Sarjapur Red Line (Phase 3A), approved by the Karnataka Cabinet on 6 December 2024, is under construction and will link Sarjapur in southeastern Bengaluru with Hebbal in the north. A suburban rail link between SBC and Devanahalli, with an airport link, is also planned.

The developer points to the presence of reputed educational institutions, healthcare facilities and retail destinations in the wider area. Prestige Estates and Brigade Enterprises are also active in North Bengaluru.

The developer

Mahindra Lifespace Developers was established in 1994 and is listed on both Indian stock exchanges. It operates as the real estate and infrastructure arm of the Mahindra Group. According to its July 2026 results release, the company has 53.65 million sq ft of completed, ongoing and forthcoming housing across seven cities: Mumbai, Pune, Bengaluru, Chennai, Nagpur, Jaipur and Hyderabad. Its FY26 annual report puts completed residential development at 25.16 million sq ft.

In Bengaluru, the group delivered Mahindra Eden in Kanakapura Road in 2024, and Phase 2 of the same project is targeted for March 2027. Mahindra NewHaven in Singasandra was launched on 17 April 2025 and is registered with the Karnataka Real Estate Regulatory Authority. The company has also said it builds only Net Zero homes from 2030 onward and that its portfolio is entirely green.

What comes next

The next milestones for the North Bengaluru parcel are the completion of RERA registration and environmental approvals, followed by the launch expected around mid-2027. Buyers interested in the project can expect configuration, pricing and payment details to be announced ahead of launch. The developer has said that at the time of launch it works with leading banks and financial institutions, and it has an existing arrangement with State Bank of India covering its projects in Bengaluru and other cities.
